
“Black Mold” Is a Colour, Not a Species
Dozens of common fungal genera present as dark green or black growth. In popular usage the term almost always means Stachybotrys chartarum, which is a real organism with real significance — but most of the dark growth people find in their homes is something else, commonly Cladosporium, Aspergillus niger or Alternaria.
Two things are true at once, and it is worth holding both:
- Nobody can identify the species by looking at it. Not you, not your contractor, not us. It requires laboratory analysis of a sample. Anyone who declares “that's toxic black mold” on sight is either guessing or managing your fear.
- It usually does not change what needs to be done. The protocol for safely removing water-damaged porous material is the same regardless of genus. Species identification matters for documentation, insurance and occasionally a physician — not for deciding how the work is carried out.
What Its Presence Genuinely Tells You
The reason Stachybotrys matters is not primarily what it is. It is what its presence says about your building.
This is a slow-growing organism with demanding requirements. It needs cellulose material — drywall paper, cardboard, wood, wallpaper — and it needs that material genuinely and persistently wet, typically for a week or more. Merely humid is not enough. It loses in competition with faster organisms unless conditions strongly favour it.
So finding it is a diagnostic event. It means there has been sustained saturation: a leak running for weeks, a flood that was never properly dried, a chronic plumbing failure inside a wall. Whatever that source is, it is probably still there, and the wet area is almost certainly larger than the stained area. That is the real significance, and it is why its presence warrants a proper investigation rather than a spot clean.
Why Disturbing It Is the Worst Thing You Can Do
A second practical point that matters enormously. Stachybotrys spores are heavy, sticky and produced in a wet slime layer. While the colony is wet and undisturbed they do not readily become airborne — which is why air samples in a room with active growth sometimes come back unremarkable.
Disturb it, though, and it aerosolises heavily. Scrubbing, sanding, scraping, spraying with a pressure bottle, pointing a fan at it, or cutting into the wall all convert a localised, contained problem into a distributed one throughout the house.
- Do not touch it. No scrubbing, wiping, sanding, scraping or bleach spray.
- Do not point a fan at it. The instinct to dry it out is understandable and it is the single worst action available.
- Close the room off. Shut the door; plastic sheeting and tape if it is an open area.
- Turn off the HVAC if the growth is anywhere near a return register — the system will distribute it through every room it serves.
- Shut off the water if there is an active leak and you can find the valve.
- Photograph everything, with dates, before anyone touches anything.
- Keep vulnerable people out — anyone asthmatic or immunocompromised, plus infants and pregnant household members.
- Then call.
Health: The Honest Version
This is an area where marketing has substantially outrun evidence, and we would rather give you the accurate version than the frightening one.
Well established: damp indoor environments and visible mold growth are associated with respiratory symptoms, worsening of asthma, allergic rhinitis and hypersensitivity pneumonitis. Institute of Medicine and World Health Organization reviews support this. Effects are greater for people with allergies or asthma, for the immunocompromised, and for infants. Dead spores still trigger allergic response, which is precisely why killing mold without removing it is insufficient.
Not established: the claim that Stachybotrys mycotoxin exposure in ordinary residential buildings causes a distinct syndrome of neurological or systemic illness. The organism does produce trichothecene mycotoxins, and those are genuinely toxic at sufficient dose. The open question is whether inhalation exposure in a typical damp house reaches doses capable of causing systemic effects. The CDC’s position has been that a causal link between indoor Stachybotrys and serious systemic illness is not established.
The gap between what is established and what is claimed is where inflated quotes live. A contractor using the words “toxic”, “deadly” or “poisoning” before any laboratory has identified anything is selling fear. If you have health concerns, that is a conversation for your physician, not for a remediation salesperson.
What Professional Removal Actually Involves
Because the presence of this organism indicates sustained saturation, these projects are almost always larger than the visible patch suggests. The sequence follows IICRC S520 with the emphasis shifted.
- Find the water source before anything elseA week or more of saturation means something failed substantially — a supply line inside a wall, a long-running roof leak, an undried flood. If this is not found, the rest is temporary.
- Map the true extentMoisture metering defines the real boundary, which is larger than the stained boundary. Thermal imaging and, where the assembly is closed, a borescope.
- Full containment, no shortcutsSealed polyethylene barriers, a decontamination chamber on anything but the smallest job, HVAC registers inside the containment sealed, and HEPA-filtered negative air exhausting outdoors. This matters more here than on a routine job precisely because the material aerosolises so heavily when disturbed.
- Generous cut marginsMaterial removed at least twelve to twenty-four inches past the last elevated moisture reading, because the concealed face extends further than the visible one.
- Removal, not treatmentContaminated drywall, insulation, carpet pad and ceiling tile come out and are bagged inside the containment. There is no chemical that makes wet, colonised drywall safe to leave in a wall.
- Clean, then treatRemaining surfaces HEPA-vacuumed and damp-wiped. Only then, on cleaned surfaces, an EPA-registered antimicrobial. Treatment over uncleaned growth seals contamination in rather than removing it.
- Dry to documented targetsCommercial dehumidification with daily logged readings. Finished when the meter says so, not when the schedule does.
- Independent clearance testingThird-party verification by someone with no financial stake in the result. On a job of this kind this is not a formality — insist on it, and insist it is not the remediation contractor.
On Bleach, Since Everybody Asks
On a hard non-porous surface like tile or glazed porcelain, bleach works adequately. On porous material — drywall, wood framing, plaster — it does not, and it can make matters worse.
Household bleach is mostly water. The chlorine ion does not penetrate porous material well and stays largely at the surface, while the water carries down into the substrate. You may remove the visible discolouration while leaving the organism’s structures embedded in the material and simultaneously adding moisture to it. On framing lumber, bleach can leave the situation worse than it started.
For porous material the standard-of-care answer is removal.
If It Keeps Coming Back
Then the water source was never found. That is essentially the only reason mold returns to the same location — it does not grow on dry surfaces, so recurrence is definitive proof that the material is still getting wet.
With Stachybotrys specifically, recurrence is a strong signal that there is an ongoing saturation source, most likely inside an assembly, that nobody has located. That warrants a proper instrumented investigation — thermal imaging, moisture mapping, and probably a borescope — rather than another round of cleaning.

Usually only if you need the documentation. If you can see it, you know roughly where the water came from, and you are going to remediate regardless, identifying the species does not change the protocol — removal of contaminated porous material is the same either way. Testing earns its cost when there is an insurance claim, a landlord or seller dispute, a real estate transaction, or a physician who has specifically asked. Post-remediation clearance testing is a different matter and is worth doing on almost any job of consequence.
The organism does not change the price; the extent does. Because Stachybotrys requires sustained saturation to establish, these jobs are usually larger than average — the wet area is bigger than the stained area, and the water source is often a long-running failure inside an assembly. General market ranges for this region: a contained single area with full containment, roughly $1,500 to $4,500; a room or several connected areas, roughly $4,000 to $12,000; extensive contamination after a long-running leak or an undried flood, commonly $10,000 to $30,000 or more.
Usually yes for contained work in a defined area, provided the containment is properly built and under negative pressure. Consider relocating if the work is extensive, if the HVAC system has to be shut down during a heat wave or a cold snap, if containment blocks the only bathroom, or if anyone in the household is immunocompromised, pregnant, an infant or has significant asthma. Raise it before work starts rather than on day two — and if additional living expenses might form part of an insurance claim, it needs documenting from the outset.
