Mold work is sold as a list of services, which is not how anybody experiences the problem. You experience a smell, a stain, a flooded basement, or a sentence in a home inspection report. This page maps the situation you are in to the service that addresses it — and in several cases, to the honest answer that you may need less than you were expecting.

The Order Almost Every Project Follows
Whatever the specific service, legitimate work follows the same sequence. If a proposal you have been given skips a step, ask why in writing.
- Find the waterThermal imaging, moisture metering and dew point analysis identify the source. Everything downstream depends on this being right.
- Define the extentMap how far contamination actually travelled, which is almost always further than the visible edge, and put it in a written scope.
- ContainPolyethylene barriers, sealed HVAC registers and HEPA-filtered negative air so the work does not contaminate the rest of the building.
- RemoveContaminated porous material is cut out and bagged. Non-porous surfaces are HEPA-vacuumed and cleaned. Treatment comes after cleaning, never instead of it.
- DryDehumidification to documented numeric moisture targets, logged daily. Finished when the meter says so.
- Verify independentlyThird-party clearance testing by someone with no financial stake in the result.
- Correct and rebuildFix the underlying moisture defect and rebuild with an assembly that will not fail the same way.
