Eagleview is an 800-acre master-planned development conceived and built by the Hankin Group, spanning Uwchlan and Upper Uwchlan Townships in Chester County, with addresses in the Exton 19341 and Downingtown 19335 ZIPs. It integrates for-sale single-family homes, townhomes and condominiums with the Eagleview Corporate Center — around 30 commercial buildings totalling some 2.5 million square feet of office and life science space — around a town centre park.
That makes Eagleview quite different from most of our coverage area. The building stock is overwhelmingly modern, well-detailed and properly waterproofed. There are no stone cellars with capillary rise here, no galvanised pipe failing inside plaster, no 1950s kneewall attics. The mold problems are the mold problems of contemporary construction — and they are real, just different.
The Tight-Envelope Problem
Modern energy codes produce building envelopes with very low air leakage. This is genuinely good: lower heating and cooling bills, better comfort, fewer draughts. The consequence is that water vapour generated inside the building has no way out unless one is deliberately provided.
A household generates a surprising amount. Cooking, showering, washing and drying clothes, houseplants, aquariums, and simply breathing and perspiring contribute several litres a day in a typical home. In a leaky 1950s house that moisture diffused out through the envelope more or less continuously. In a 2015 townhome it does not.
Where a balanced ventilation unit — an ERV or HRV — was installed and is running, this is handled. Where one was not installed, or was installed and subsequently switched off because it made noise or the occupant did not know what it was for, indoor relative humidity climbs. Growth then appears at the coldest interior surfaces:
- North-facing exterior corners, particularly in rooms that are closed off or unused
- Behind furniture placed flat against an exterior wall, where there is no air movement
- Inside closets on exterior walls, especially where they are kept closed and full
- Around window reveals and at the head of window openings
- In and around the air handler closet

If a five-year-old house feels damp, has condensation on the windows, or smells musty, the first thing to check is not whether something is leaking. It is the relative humidity reading and whether the ventilation system is actually running. Put a hygrometer in the main living space. Attached garages and rooms above them
The wall between a garage and the conditioned house, and particularly the floor assembly of a room over a garage, are chronically under-insulated and poorly air-sealed in production housing. A bedroom over an unheated garage has a cold floor, and moisture in the room condenses on cold surfaces at floor level and in the wall cavities at the perimeter. This is a common complaint in townhomes of this type.
Bath fans that are undersized or never run long enough
Builder-grade fans are frequently at the minimum capacity and wired to the light switch, so they run for the length of the shower and stop. What is needed is around twenty minutes of run time after the shower, which in practice means a timer switch or a humidity-sensing fan. This is an inexpensive change with a disproportionate effect.
Condensate systems on upper-floor air handlers
Where the air handler sits in an upstairs closet or attic space, a blocked condensate drain means the pan overflows through the ceiling below. A float safety switch that shuts the system down on overflow costs very little and prevents a five-figure ceiling repair. Check whether yours has one.
Stacked multi-family and shared responsibility
In the condominium and townhome stock, a leak in an upper unit becomes a mold problem below, and responsibility is divided between owners and the association under the governing documents. Document immediately — dated photographs, written notice to the association and the upstairs owner, and an independent inspection report. Once the ceiling is closed up, the evidence is gone.
Landscape and grading maturity
Twenty-year-old plantings and settled grading around a house that was correctly graded at handover can direct water back toward the foundation. Mulch beds built up against siding, downspout extensions removed by a landscaper, and mature shrubs blocking drainage are all common and all cheap to correct.
Commercial Space in the Corporate Center
The Eagleview Corporate Center comprises around 30 buildings of office and life science space. Parts of the broader Chester Valley are underlain by limestone with associated solution weathering and sinkhole potential, which affects how water moves underground and can make drainage behave unpredictably.
